Update to last post available in comments. They damaged decorations, small improvements, and paint. Caused damage/destruction to a former employer's place of business (no law involvement, of course). I'm aware getting mail/actually residing in our house for 1.5 years gives them rights, which I don't want to violate. We were helping them get on their feet, that type of situation. In-house, non-separate single room with shared space in kitchen/etc. Tenant of a year and a half does not pay rent. The landlord is not required to give the tenant notice before filing an eviction suit. If a tenant fails to pay rent, the landlord may immediately take legal action to have the tenant evicted. Because they don't pay rent, we tell them to leave, then go to court and file for eviction immediately? Found here but not sure it applies to us without a lease:
